Expert Regulatory Support for Oregon and Washington Building Owners.
Staying compliant with state elevator codes should be straightforward, transparent, and value-focused. At Elevator Maintenance Co. (EMCo), we specialize in navigating the complex safety requirements of Oregon and the "Bottom Six" counties of Washington. From annual safety tests to maintaining state-mandated Maintenance Control Programs (MCP), we ensure your equipment is safe, and your liability is minimized—all with our signature 15-minute incremental billing.
If you own or manage a building with an elevator, the state requires an MCP. This is a detailed set of maintenance records, logs, and procedures specific to your equipment.
The EMCo Difference
Rather than relaying on generic, pre-packaged logs, EMC develops tailored Maintenance Control Programs that are custom-designed for your specific equipment and approved for use by state inspectors.
Customized Documentation
Tailored to your equipment needs. No generic templates. Every on-site log is built around your actual machinery and usage patterns.
On-Site Logging
Accurate, up-to-date records that state inspectors want to see. Real-time documentation during every service visit, not retroactive paperwork.
Liability Protection
Proper documentation protects you, your patrons and your business.
Our Compliance & Testing Services
We provide a full suite of testing and certification services to keep your elevator certified for use.
Annual Safety Testing
Testing: Comprehensive inspection and testing of critical elevator safety systems for the following types of elevators: Geared, gearless, hydraulic, drum, rack & pinion. Testing is performed in accordance with applicable Oregon Elevator Specialty Code and ASME requirements, and recorded in your on-site MCP.
Fire Service Testing
Regular testing of Phase 1 and Phase 2 emergency operations, as required by the Oregon Elevator Specialty Code and ASME A17.3. We also coordinate with your fire safety contractor to test your fire service system with your building's smoke detectors when applicable.
ASME A17.3 Upgrades
State codes have changed through the years. If your existing elevator needs to be brought up to current ASME A17.3 safety standards, we specialize in modernizing components while preserving the unique character of your elevator.
Category 5 Load Testing
For all types of elevators, we conduct all load testing required for state compliance, verifying that the system can safely and reliably support its intended load and that equipment and protective devices perform as designed. Testing is performed in accordance with applicable Oregon Elevator Specialty Code and ASME requirements, and recorded in your on-site MCP.
Inspection Support
Give us a call if you need assistance understanding a state compliance notice or inspection report. We will work with your state inspector to resolve all state notices, requirements and deadlines. We are here to help return your elevator to compliance and returned to service as quickly as possible.
