During regular preventative maintenance visits throughout the year, building owners can count on EMCo to complete the following comprehensive checklist:

State-Mandated MCP Compliance: Complete all Maintenance Control Program (MCP) tasks and maintenance records required by state regulations.

Oil & Fluid Inspections: Monitor and check gear box and hydraulic oil levels (materials billed separately, as applicable) and empty drip/pit cans as needed.

Safety & Emergency Systems Testing: Test emergency cabin telephones, as well as Phase I and Phase II Fire Service emergency operations (excludes smoke detector testing duration).

Lighting & Fixture Maintenance: Inspect and replace elevator call button lamps and position indicator lamps as needed (materials billed separately).

Comprehensive System Surveys: Conduct thorough visual inspections and cleanings of the controller, electrical contacts, relays, door lock mechanisms, hoistways, pits, and car tops to identify recommended repairs early.
